Chandigarh, 31st March,
2016: Chandigarh Housing Board is launching the Self
Financing Housing Scheme, 2016 for allotment of 200 two bed room flats on lease
hold basis in Sector 51-A, Chandigarh.
The date of opening of the
scheme is 01st April, 2016 and the date of closing of the scheme is
30th April, 2016. Although,
as per the brochure, the time frame for completion of the project is three (3)
years, it shall be the endeavour of the Chandigarh Housing Board to complete
the construction of the flats within 24 months, i.e. by 31.03.2018. The Scheme
comprises of 200 Two Bed Room four storey (stilt + 4) flats in Sector 51-A,
Chandigarh to be allotted on Self Finance basis, under which an allottee shall
be required to make 100% payment of the chargeable price within 90 days from
the date of issue of Acceptance cum Demand Letter (ACDL) as per the terms and
conditions.
The
Scheme comprises the following Two Sub Schemes:-
i)
Sub Scheme-‘A’ 150 Units for the General Public.
ii) Sub Scheme-‘B’ 50
Units under Assured Allotment Scheme
(First Floor only, which is the lowest floor, since there is a provision for
stilt parking)
The
allotment shall be made under the provisions of Haryana Housing Board Act,
1971, as extended to U.T. of Chandigarh,
the provisions of the Chandigarh Housing Board(Allotment, Management and
Sale of Tenements) Regulations,1979 and the Capital of Punjab (Development and
Regulation) Act,1952 and the Rules and Regulations made there-under and amended
from time to time.
There
shall be 50 dwelling units on every floor. The tentative/reserve price of all
the units shall be Rs.69.00 lakhs. The covered area of the typical dwelling
unit (DU) including apportioned areas is approximately 1073 Sq.ft.. The above said area excludes the area of the
parking and balconies etc. On all four floors, there shall be a drawing/dining
room, kitchen, 2 bed rooms with attached toilets, dressing room & store,
three Nos. balconies & provision of parking on stilt floor and lifts for
all floors.
Out
of the tentative price of Rs.69.00 lakhs, the initial deposit shall be Rs.6.90
lakhs. The balance 90% of the
consideration amount price of the dwelling unit shall be paid within 90 days
from the issuance of the Acceptance-cum-Demand Letter(ACDL). In addition, Rs.50,000/-, over and above the
price of the dwelling unit, shall be charged at the time of handing over of the
possession. This amount will be
deposited in the account of the Resident’s Welfare Association for
operation/maintenance/cleanliness of the common areas/services.
This
housing scheme is open to the general public. The applicant should be a
bonafide resident of Union Territory of Chandigarh on the date of opening of
the scheme. It is the objective of the Chandigarh Housing Board to enable all
eligible applicants residing within the tri-city area or in a belt of 25 kms.
from the notified boundary of Chandigarh to apply for schemes of the Chandigarh
Housing Board. Conversely, all those who
reside within the tri-city or the 25 kms. Belt and own a
flat/apartment/house/dwelling unit therein, in any of the urban estates, shall
stand debarred. However, the proposal of
amendment of Regulations has been sent to the competent authority for
approval. Since there has been no
housing scheme, since 2008, of the Chandigarh Housing Board, the Board is going
ahead within the framework of the existing Rules and Regulations.
